The two important parts of getting a home ready for sale are PRICE AND PRESENTATION.  We prepare for target markets and what will work best within neighborhoods.  Pricing is extremely important in the current market - everyone is looking for a “deal”.  We have to make sure we don’t price the home out of the market - just makes it more difficult with the stigma of a long listing time. TOP DOLLAR has changed from a few years ago. 

After deciding on a price range, we need to look at the house itself.  Staging has become an integral part of selling real estate.  It has been important for many years, but in the current market, it is a requirement to be the best in your market to catch those few qualified buyers.  This course takes you from the mailbox at the front to the farthest bush in the back yard.  It contains the basics for staging, plus a checklist for every area and room to help you see your home through a buyer’s eyes.  Lots of tips for easy fixes and disguises to enhance the home without spending a lot of money.  You will have fun seeing the many “BEFORES” and “AFTERS” as you learn how easy it is to present each home at its best.

THIS COURSE INCLUDES:

  • ECONOMICS - pricing for the current market, location, etc.
  • APPRAISALS - what values appraisers give for updates, upgrades, etc.
  • RENOVATIONS / REMODELS - questions you need to consider first.
  • DESIGN PRINCIPLES - basics, psychology of color, creating rhythm, etc.
  • STAGING TIPS - staging occupied and vacant homes - lists for the seller, etc.
  • FENG SHUI - basics, how to create positive energy.

My background includes artist (BS in art at ECU), art instructor for public and private schools, writer (Cary Playwrights), entertainer (Cary Players), proprietor of Interior Images, BIC of Southern Images.  Educator for real estate. More importantly for my students and clients is the combination of all of these – talent, knowledge, and experience to help homeowners (buyers and sellers), other agents, builders, and investors.
